The ION light rail runs through its spine, the tech corridor along King Street pulled employers into a downtown that had been quiet for years, and the older neighbourhoods ringing the core were revalued as a result. A century home overlooking Victoria Park, a post-war bungalow in Forest Heights and a new build in Doon South share a municipal boundary and very little else.

Century and pre-war homes closest to downtown and around Victoria Park, where the streets are wide and the trees are old. Extensive post-war stock through Forest Heights and Stanley Park. Seventies and eighties development in Chicopee and Idlewood. Substantial new construction south of the 401 in Doon and Huron Park.

Condo and mid-rise supply along the ION corridor has grown sharply, and the quality varies. It is worth knowing which buildings have held up.

Who lives here

Tech and health-sector employees who want to be near the ION line, first-time buyers priced out of Waterloo, families moving south for newer housing, and investors buying near the core for the rental demand.

Schools and everyday life

Waterloo Region District School Board and Waterloo Catholic District School Board. Conestoga College's Doon campus sits in the south end and shapes the rental market around it.

Victoria Park, the Kitchener Market, THEMUSEUM and the Centre In The Square downtown. Chicopee Ski Hill and the Grand River trails on the east side. Fairview Park for retail.

The ION light rail runs from Fairway through downtown and north into Waterloo, and it is the single biggest factor in where value has moved. Highway 401 sits along the southern edge, and GO trains run to Toronto from Kitchener station.

What is changing
