The brokerage I wanted to work for.

I started my career at a brokerage that got the culture right, and a lot of what follows is an attempt to build that again — with the valuation and financing depth I wished I'd had at the time.

Most brokerages sell you a split. The split is the easiest thing to match and the last thing that matters.

01 · Training

It goes first because it matters most.

The day you stop learning in this business is the day the career starts going the other way. So training is not a webinar library you never open — it is scheduled, it is led by the two of us, and it is free.

Both partners teach what they actually know. Paul runs the valuation and financing sessions: how to build a CMA that survives scrutiny, how to read a deal's funding risk before you write it, what an appraiser is actually looking at. Gurvir runs marketing and business development: how a listing gets in front of the right buyers, and how you build a book rather than chase one.

02 · Culture

Co-operation is the job. Somewhere the industry forgot that.

Real estate was built on two agents working together to get a deal done for both sides. Plenty of offices have turned that into internal competition instead — closed doors, protected leads, top producers who will not tell you how they did it.

That is not how we work, and it is not how I was trained. One office, open, everyone in the same room. Monday deal review means you bring a problem file and the whole team looks at it — not just whoever you get on with.

The point is straightforward. More gets done by a group than by one person guarding a territory.

03 · Coaching

I am a selling broker. I am in it with you.

Plenty of brokerages will tell you their broker does not compete with you, and that this is a feature. Think about what it actually means. Someone who stopped doing the job is now advising you on how to do the job.

I sell. Gurvir sells. We are writing offers this month, sitting in the same multiple-offer situations you are, watching the same lenders get difficult about the same appraisals. When you bring me a problem file on a Monday morning, I am not reaching back five years for an answer — I probably dealt with a version of it last week.

That is the whole basis of the coaching here. Not theory from someone who has moved into management, but what is working right now, from people still in the trenches.

The flip side is that our time is finite and we will not pretend otherwise. So what we offer is scheduled and reliable rather than unlimited: deal review Monday, valuation clinic Wednesday, training Thursday, and both of us reachable in between.

04 · Valuation and financing

The two things most agents get no help with.

This is where we are different from every brokerage I know locally. Appraisal-grade support on every CMA you put together, so you walk into a listing presentation with a number you can defend rather than one you hope for.

And mortgage-side knowledge on tap. Whether your buyer's deal will actually fund, what the lender's appraisal will do to your price, which conditions genuinely protect your client. Most agents learn this the hard way, one collapsed deal at a time.

You will lose fewer listings on price and fewer deals at closing. That is worth more than a point on a split.

05 · Marketing

Produced for you, not billed back to you.

Photography, video, measured floor plans and paid distribution on every listing as standard. You are not choosing between a marketing package and your commission cheque.

We build our own campaign tooling in-house, which is why this is possible at our size. The same system produces the fortnightly seller report — the one that shows views, spend, showings and enquiries — and that report wins listings on its own.

The goal is simple. You should not lose a listing to a better presentation again.

06 · Opportunity

Pre-construction inventory you can actually sell.

Our marketing partner spent his career moving pre-construction at volume in Toronto, and the builder relationships came with him. That means allocations, and it means something to bring investor clients beyond whatever is on MLS® this week.

We apply the same underwriting to those projects that we apply to a resale. Not every launch is worth buying, and we will tell you which — including when the answer costs us a sale.

07 · Compensation

In writing, before you have to ask twice.

Most brokerages make you sit through a meeting to find out the split. We would rather put it in front of you early so you can compare properly.

Valuation and financing, or marketing and business development, alternating. Led by us, not outsourced.

Wins on the board

And out early. Nobody here is measured on hours at a desk.

One room, no closed doors. Ask either partner anything without booking a meeting.
