Before you offer
Most of what goes wrong is visible beforehand.
A price that will not survive the lender’s appraisal. A condition written so loosely it does not protect you. A condo status certificate with a reserve fund that tells you exactly what the fees are about to do.
We run the comparables properly and tell you what the property is actually worth — including when that is below asking, and including when it is above. We look at the structure, the mechanical age and the renovation quality, because two houses on the same street can be a hundred thousand apart for reasons the photos do not show.
